The Piedmont has its own pattern. Summer thunderstorms and hurricane remnants drive rain under older roofs and overwhelm sump-served basements, hard winter freezes split pipes in crawl spaces and exterior walls, and humid air keeps crawl spaces damp. Have an older roof inspected and reseal the flashing, clear gutters and valleys, trim limbs over the roofline, test the sump pump and add a backup, and check that grading drains water away from the crawl space and foundation. Know where your main water shut-off is so you can stop a leak fast.

Before a hard freeze, insulate or heat-tape pipes in the crawl space, garage, and exterior walls, disconnect garden hoses, and let a faucet drip on the coldest nights. If a pipe does freeze and split, shut the water at the main and call, because the flood usually comes on the thaw.

If it is safe, shut the water off at the main, stay off the wet floor, keep clear of outlets and the panel, and call us. If the water is a sewer or drain backup, do not touch it, it is Category 3 black water. We talk you through the rest while a crew is on the way.
